What is Capitol Gains?
It is the value you receive over what you originally purchased the property for.  If you paid $300,000.00 for a property and are now selling it for $500,000.00, you gain and you will pay taxes on $200,000.00. 

What is a 1031 Exchange?
The 1031 Exchange allows you to buy another property and defer paying the tax on your capitol gains. 

What are my advantages?
A 1031 Exchange allows you to sell a property that you no longer choose to own and  purchase a property that suits your current goals, all while delaying the payment of Capitol Gains Tax.   This could include selling a high maintenance property located in an area that you are not able to manage properly.  It could also include properties that have reached their top investment potential.  There are many reasons that may cause you to perform a 1031 exchange.  A good example is how we took a client out of bare land that was not producing any income but was worth over 2 million dollars.  We exchanged these retired clients into a government building in Portland, Oregon and a reail center in Springfield, Oregon and now they have a income of over $2,000,000.00 a year after expense!

The exchange allowed them to defer the payment of capital gain taxes to a future date when they sold these properties or once again deferred payment through another 1031 Exchange.
